About AreaOps
AreaOps is a service-area management platform that scores every US ZIP code for demand fit using Census demographic data, and gives multi-location and franchise teams one live source of truth for which territories to target, own, and protect.
Multi-location home-services brands spend millions on local search, direct mail, and door-knocking — then lose 20–30% of that spend to ZIP codes that should never have been in the campaign. University neighborhoods. Dense renter corridors. Low-homeownership ZIP codes where no one owns the roof they live under.
The fix exists in the Census Bureau's public data: homeownership rates, housing age, median income, and single-family housing share draw a clear picture of which ZIP codes convert for trades businesses. The problem is that extracting that picture at scale, per vertical, across hundreds of ZIPs, for multiple brands simultaneously — that required a custom data team that most franchise ops groups don't have.
AreaOps packages that analysis into a 0–100 targeting score for every ZIP in the country, per vertical, refreshed from Census ACS data each year. Roofing weights home age and ownership heavily; HVAC leans on income and climate; pest control rewards ownership and density. Operators see the score, the signals behind it, and a live territory map — without writing a single SQL query or hiring a data team.
Each ZIP score traces back to a specific Census signal — owner-occupancy, home age, median income — and the reasons are surfaced in plain language. No black box. If you disagree with a score, you can see exactly why it landed there and adjust the weights for your vertical.
The user is a VP of Ops or Franchise Development Director juggling twelve priorities — not a data scientist. AreaOps answers “which ZIPs are worth it?” in seconds: no SQL, no BI tool, no data team needed to read a dashboard.
Being in a ZIP code isn't the same as that ZIP being worth being in. A 30-mile service radius sweeps in university rentals, brand-new construction with no replacement market, and low-ownership corridors. AreaOps separates the ZIPs that convert from the ones that just spend.
Tucker Coffey
Founder, AreaOps
Tucker built AreaOps after years inside multi-location home-services operations, watching six-figure ad budgets get aimed by gut feel and spreadsheets that were out of date the day they were saved. AreaOps is the tool he wanted on the inside: Census-grade ZIP targeting, per vertical, without a data team standing between the operator and the answer.
